The building that stood on the lot now occupied by the University Bookstore had been a residence in the village. It was owned for five decades by the W.H. and S.E. Johnson families, folowed by the Hawkins, Reids, and Cardwells. In 1981, Lorayne H. Corcoran moved in but sold the residence in 1984 to David and Isabel Hopkins who turned the building into a physician's office. Following their departure in 1988, the building was considered commercial on the first floor and residential on the second with two apartments.
The first business to open was Terrapin Station, a framing shop owned by Rennie Clark. Minnie Warburton's art gallery opened to its right. Lizzie Clark's Simply Gourmet shop occupied one of the second floor apartments, beginning in 1995. The last leaseholder, Rodney Ihrig, closed the business spaces and returned the building to residential use. College students lived there until the decision was made to build the new University Bookstore on the lease.
